Take a minute to count the number of Interior Doors in your house. Surprising, right? Consider then, the impact that a little attention to the doors can have on the overall style and design of your home. Whether you're just moving in or staging for a sale, new doors are a simple way to dramatically update the space. The good news is that there are as many styles of doors as there are doors in your home. Making the decision is the toughest part.
Let's take a look at the options:

Materials:


Prices for interior doors vary depending on what they're made of. There are pros and cons 
associated with the materials themselves that are worth considering before you start 
thinking about the different styles available

Solid Wood:

Believe it or not, most residential doors are not solid wood, but they offer such excellent 
soundproofing that they are a very popular upgrade. The weight of a solid wood door also 
lends a high-end feel when you swing it open or shut. Available in all kinds of wood, from 
exotic mahogany to the most common pine, solid wood gives you the option of staining to 
accentuate the beauty of the wood or painting to work with your decor.

Solid Core:

These Interior Doors are actually constructed of medium-density fiberboard (MDF), which 
is essentially an engineered hardwood that is available in wood-grain or smooth finishes. 
These, too, offer great sound proofing and that high-end heft, and are arguably the best 
value for your money.

Hollow Core:

These are the most common and affordable doors available. Hollow-core doors are 
constructed with wood grain or smooth panels that cover a honeycomb-like center. 
Hollow-core Interior Doors are much lighter in weight and offer less soundproofing, 
but the upside is affordability.

Pre-hung or Slab:

Finally, it's important to consider whether you will hang the door in an existing door frame, 
or purchase a door that is prehung in its frame. Hanging a heavier door is a more delicate 
process, so we recommend homeowners interested in solid wood doors consider pre-hung
options. A lighter, hollow-core door is simple to hang from existing hinges as it doesn't 
have much impact in terms of weight.

Style

Once you've decided on the type of door that best fits your needs, it's time to think about 
style. Regardless of construction material, these are some of our favorites:

Panel:

Panel doors offer a little detail and history. The panels are constructed of rails and 
stiles to create two-, four- or six-panel options. Rails and stiles can be straight or curved 
to match your design aesthetic. Straight lines tend to fade to the background, which is 
often the best option when you're upgrading several doors in one space. Panel doors work 
well in more traditional design styles. Whether solid wood or hollow core, a black, six-panel 
door adds instant style and interest.

Flush:

Flush doors are just that: smooth, with no detailing. The lack of detail makes them a good 
choice in any decor, but especially if you're working with more contemporary styles and 
accessories. This is also a style that can carry bright, citrus colors without overwhelming 
the space.

French doors:

French doors are a beautiful upgrade in the right spot. The detailing of the panes—and 
the light they bring—improve the look of any space, and the value as well. Great for exterior 
doors, they can also help open up interior spaces while still offering boundaries, both 
visually and spatially.

Pocket doors:

Pocket doors are problem solvers. They are the perfect solution in tight spaces, or as a way 
to add a little privacy within a larger space. They also add a custom flair. Installation requires 
wall space on one side of the door large enough to accommodate the door when it's open. 
Don't forget that these are also available in flush and panel styles.

Specialty Interior Doors

Of course, there are a few door styles too stylish to leave off the list. These are our picks:

Barn doors

are a beautiful way to add real visual interest and architectural flair, and are much simpler 
to install than you might guess. A simple track above the door holds the panels and allows 
them to slide open and closed. Choose rustic, natural wood tones and textures or more 
tailored and polished door panels.

Frosted glass inserts

are a great way to let in the light and maintain privacy while adding a very custom, high-end 
look. Great for closet doors, they also work well in other interior and exterior situations.

Is Now The Right Time For A Kitchen Remodel?




It’s totally normal for those kitchen remodeling pangs to go crazy during the holidays. If you’ve spent time at a friend or family member’s house that has a freshly updated kitchen, you may be feeling a little envious. If you hosted over the holidays, your kitchen’s shortcomings may be top of mind. But is this the best time of year to finally go ahead with that remodel? It may just be.

If you hosted over the holidays, your kitchen’s shortcomings may be top of mind. But is this the best time of year to finally go ahead with that remodel? It may just be.
“Many people think spring and summer are the best times to do a remodel because the temperature is warm and can be beneficial for the work crew especially if they have to work outside,” said C. Haynes Construction. “The best time to remodel is not necessarily a when but a what. It’s best to remodel when your budget and hassle will be at a minimum.”

About that Kitchen Remodel budget

Say you set a $20,000 budget for your remodel – just under $22,000 is a national average for a mid-range kitchen remodel. That number may be solely based on what you can afford, but not necessarily enough to cover what you want. Working closely with a designer and/or contractor to establish your budget based on needs and wants is step #1.
Things like walls being taken down, whether or not your cabinets need to be replaced or if they can be refaced or painted instead, the quality of new appliances you want, and the cost of other materials will help determine the cost. And, you may be able to get a better deal on some of what you need at certain times of the year.
“This principle of supply and demand can determine how much we pay for items. For example, December 26th is a great day to pick up Christmas decorations for next year,” said C. Haynes Construction. “Why? The holiday is over and they’re on sale. The same can be said for home improvement items. Large appliances like refrigerators, stoves and dishwashers are pretty cheap before the holiday season kicks in. Another example is flooring. Flooring is often affected by the price of oil (for shipping and production). During the winter, the cost of crude oil is cheaper so you may want to buy the flooring then. It’s also a good time to buy in the late winter and very early spring because new flooring lines are coming out and there are deals on lines being discontinued or upgraded.”
Indeed, flooring, as well as items like backsplash tile and faucets have been among the Black Friday deals we’ve been seeing at big box stores this year. Home Depot and Lowe’s have both been running 40% off appliance specials that go through November 30 and which can save you thousands of dollars. Even if you’re not planning to do a Kitchen Remodel right away, purchasing appliances now may be a good idea.

Labor Costs

A Kitchen Remodel during the winter, which can be the slow season for many, may also save you money on labor costs because you’re not paying a premium for subcontractors and skilled labor.
“If we’re talking seasons, winter is ideal for deals,” said Build Direct. “Among cold weather’s natural benefits, such as curing paint faster, is that it traditionally represents a time when contractors are hungry for work.”

Look for openings in your contractors’ schedule

Even top contractors and designers may have a light time, and it’s probably right now. While some remodeling projects may not be best to undertake in the winter (like building a pool in a snowy climate, perhaps), hacking away at your kitchen in December or January may be a great way to get what you want quickly, and for less money out of pocket.
“With some early planning and a little flexibility, you might be able to get your project in motion well before the main rush, allowing you to finish a little earlier and allowing your contractor to work more efficiently, as he or she won’t have any other projects to contend with,” said Home Advisor. “Since you’ll be providing work for your contractor when little is available, you are likely to get excellent service. Since the mistakes and backtracking are likely to be greatly reduced, the ‘slightly off-season’ is one of the best times for a Kitchen Remodel!”

Condo Fees

Condominium Owners Must Pay Their Condo Fees

Qustion: I am the President of a large condominium association, and most of our owners pay their condominium fees each and every month on time. However, one owner is refusing to pay the Condo Fees, claiming the association is not performing certain functions properly, and the owner is attempting to offset the fee as leverage to get the condominium to do that work. Does the owner have the right to withhold the fee under these circumstances?
Answer: A condominium unit owner, in my opinion, never has the right to withhold the Condo Fees — whether or not the association legitimately owes money or some other duty to the owner.
If one unit owner decides unilaterally to withhold the monthly fee, this can put a serious strain on the condominium association’s budget. More importantly, if one owner is permitted to withhold the fee, every other owner in the complex will be able to claim the same right, and clearly this will raise havoc within the association. The condominium association has certain monthly obligations. It has to pay taxes, it has to pay insurance, it has to pay a water bill, and it has to pay a management fee. And of course it has to pay its attorney. Every year, the board of directors of the association — often in conjunction with the property manager — develop a projected budget, estimating what the annual income will be for the next year, and attempting to estimate the operating costs for the coming year. These estimates are often based on the past two or three years history of the association, and of course the association also has to budget an adequate amount of money each year for reserves.
Reserves are an important part of any condominium budget. Every association must have adequate reserves available in the event an emergency occurs, or an unforseen problem occurs that will necessitate a considerable expenditure of money. Most owners will acknowledge that they would rather pay $5 or $10 a month each and every month into a reserve account, than be hit with a special assessment of $2,000-$3,000 (or more) because there are not sufficient reserves.
Thus, if the projected income on a month to month basis is not reached because one or more owners refuse to pay their fee, this begins to put a serious strain on the overall budget of the association.
There is a case in California that is instructive to all condominium association owners, property managers, and boards of directors.
An owner refused to pay the condominium association’s assessments, because he alleged that the condominium association had violated the condominium documents and had committed wrongful acts when it performed certain repair work to his unit.
The court in California recognized there is generally a right of setoff, which can be defined as follows: “A” owes $100 to “B,” but “B” owes $75.00 to “A.” In our example, “A” really owes $25.00 to “B,” and “A” can withhold (setoff) the balance of the $100.00 owed because “B” owes “A” that money.
However, the court also determined that if the claim of setoff defeats public policy, such a setoff would not be permitted.
The language of the court in discussing the public policy of a condominium assessment is very instructive:
Because homeowner associations would cease to exist without regular payment of Condo Fees, the legislature has created procedures for associations to quickly and efficiently seek relief against a non-paying owner. Permitting an owner to broadly assert the homeowner association’s conduct as a defense or “setoff” to such enforcement action would seriously undermine these rules.
Thus, as a member of your board of directors, you must take prompt action to collect the delinquent fees owed by all unit owners. The collection procedures vary among the various states, but you and your property managers cannot permit the delinquencies to continue to stay on the books.
There is another important legal concept in condominium and homeowner association law, namely uniformity. A board of directors cannot treat one unit owner in a different manner than they treat other owners. The board cannot be arbitrary and capricious in its application of the laws, but must enforce the laws uniformly across the board. If the board permits one owner to stay delinquent, all of the other unit owners may soon claim the same right, and thus your association will begin to have serious financial consequences.
This does not mean to suggest that unit owners have no rights. On the contrary, they certainly can file suit against the association, and in those jurisdiction where mediation or arbitration is provided, can request a dispute resolution mechanism in an effort to settle any outstanding matters. But unit owners cannot be permitted to let their Condo Fees lapse.

Housing Price Increases

Multi-generational Households May Be The Answer To Housing Price Increases



Housing Price Increases have resulted in multigenerational homes coming back in a big way! In the 1950s, about 21%, or 32.2 million Americans shared a roof with their grown children or parents. 
According to an article by Realtor.com, “Nearly 1 in 5 Americans is now living in a multigenerational household – a household with two or more adult generations, or grandparents living with grandchildren – a level that hasn’t been seen in the U.S. since 1950.”
Another report that proves this point is the National Association of Realtors’ (NAR) 2017 Profile of Home Buyers and Sellers which states that 13% of home buyers purchased multigenerational homes last year. The top 3 reasons for purchasing this type of home were:
  1. To take care of aging parents (22%, up from 19% last year)
  2. Cost savings (17%)
  3. Children over the age of 18 moving back home (16%, up from 14% last year)
Valerie Sheets, Spokesperson for Lennar, points out that,
“Everyone is looking for the perfect home for any number of family situations, such as families who opt to take care of aging parents or grandparents at home, or millennials looking to live with their parents while they attend school or save for a down payment.”
For a long time, nuclear families (a couple and their dependent children) became the accepted norm, but John Graham, co-author of “Together Again: A Creative Guide to Successful Multigenerational Living,” says, “We’re getting back to the way human beings have always lived in – extended families.”
This shift can be attributed to several social changes over the decades. Growing racial and ethnic diversity in the U.S. population helps explain some of the rise in multigenerational living; “Data suggest that multigenerational living is more prevalent among Asian (28%), Hispanic (25%), and African-American (25%) families, while U.S. whites have fewer multigenerational homes (15%).”
Additionally, women are a bit more likely to live in multigenerational conditions than are their male counterparts (12% vs. 10%, respectively). Last but not least, basic economics. i.e.: Housing Price Increases
Valerie Sheets brings to light the fact that home prices have been skyrocketing in recent years. She says that, “As home prices increase, more families tend to opt for living together.”

Housing Price Increases… the Bottom Line 

Multigenerational households are making a comeback. While it is a shift from the more common nuclear home, these households might be the answer that many families are looking for as home prices continue to rise in response to a lack of housing inventory.
