HOW TO DECIDE IF IT’S TIME TO REPLACE YOUR WINDOWS—AND WHERE TO GET STARTED
Before you dive into replacing your windows, the first step is to carefully evaluate the pros and cons. Replacing your windows is no small investment. The average cost to replace the windows in a home is in the five-figure range. Even if replacing your windows results in huge energy savings, it can take years and years for the investment to pay off.
If you’re truly ready to replace them—whether it’s for energy and comfort, an aesthetic upgrade, or your current windows are simply beyond repair—here are a few things to keep in mind.

Pick the right materials
Window materials include vinyl, fiberglass, composite, wood, and aluminum. There are several factors that should go into deciding on the best material for your home, such as durability, energy efficiency, maintenance requirements, and even the style of your home. Some materials look great on one architectural style, but totally clash with others.

Carefully consider add-on features
Beyond choosing a window material and style, you’ll face another series of choices for add-on features. There are impact-resistant windows, extra panes, gas-filled windows, climate control coatings, and more. Most add-ons will significantly increase the price for each window, and in many instances, the long-term savings don’t justify the extra cost. Do the math and consider how long it will take for the extra features to pay for themselves.

CRITERIA FOR PRICING A HOME

When you put your home up for sale, one of the best ways to determine the asking price is to look at comparable sales. There’s rarely a perfect apples-to-apples comparison, so a pricing decision often relies on comparisons to several recent sales in the area. Here are five criteria to look for in a sales comparison.
 1. Location: Homes in the same neighborhood typically follow the same market trends. Comparing your home to another in the same neighborhood is a good start, but comparing it to homes on the same street or block is even better.
 2. Date of sale: It varies by location, but housing markets can see a ton of fluctuation in a short time period. It‘s best to use the most recent sales data available.
 3. Home build: Look for homes with similar architectural styles, numbers of bathrooms and bedrooms, square footage, and other basics.
 4. Features and upgrades: Remodeled bathrooms and kitchens can raise a home’s price, and so can less flashy upgrades like a new roof or HVAC system. Be sure to look for similar bells and whistles.
 5. Sale types: Homes that are sold as short sales or foreclosures are often in distress or sold at a lower price than they’d receive from a more typical sale. These homes are not as useful for comparisons.

HOW TO LOWER YOUR CABLE BILL

More and more people are cutting the cord and going without television service, but for many—especially those who watch a lot of live programming— cable is still a necessity. Cable and satellite companies love to sign customers to a two-year contract, but will dramatically raise your bill when a promotional period ends after one year. Suddenly, you’re paying $50 or more per month for the same services.
Here’s how to get (and keep) the best deals on television service.
Know what’s in store: Cable and satellite companies seemingly make it impossible to go online to downgrade your services, cancel service, or choose a new bundle. Even online chat support gives the cable company the upper hand. Picking up the phone and negotiating remains the best way to get the lowest price for your television service.
Knowledge is power: Before you call, do some research. Understand the terms of your current contract, see which bundles your cable provider is currently offering to new customers, and price out similar service offerings from other companies. You’ll be in a better bargaining position if you have the freedom to cancel on your current provider.
Make the call: Make it clear to the support representative that you are calling because your rates have increased and you’re considering cancelling if they cannot lower your bill. The support representative will initially try to offer higher-priced bundles or short-term freebies, but don’t give up on the negotiation—remember, you already know you can switch to another provider. If the sales representative won’t budge, you can even end the call, and try again with a different representative. In most cases, they would rather find a package that works than lose a customer.

NEW HOMEOWNER? AVOID THESE LAWN CARE MISTAKES



It’s easy to take a few missteps when it comes to lawn care, especially if you’re a new homeowner and it’s your first time being solely responsible for your yard and landscaping. Here are a few tips that will help you avoid lawn-related frustrations.

Cutting the grass short. Lowering the height of your mower blades may give you a few extra days between each mowing, but it’s bad for your grass in the long run. Don’t go any shorter than 2.5 inches, or your grass could be starved for sunlight.

Watch where your dog urinates. Finally out of an apartment and ready to let the dog into the back yard when it’s time to go? You might regret it. Your pets’ urine can kill your plants and grass. Try to train your dog to go in one spot, preferably in stone or gravel.

Be careful with fertilizer. Fertilizing your lawn isn’t as simple as picking up any bag at a local store. Choosing the wrong fertilizer, using too much, or ignoring the instructions is a recipe for disaster. Do plenty of research or ask a professional if you need help choosing.

Give your plants room to breathe. The nutrients in soil are a finite resource, and your plants and shrubs also need their fair share of water and sunlight. If you plant your shrubs, trees, and flowers too close together, they’ll have to compete for those resources and may become malnourished. Pay attention to the planting recommendations for each plant to make sure that they have the proper space to thrive.

FIVE TIPS FOR MAINTAINING HOUSEPLANTS








Adding plants to your home will give it a fresher and brighter feel and will also improve your home’s air quality. Although it does take a little bit of work and consistency to maintain your plants, but it’s well worth the effort. Here are a few tips for keeping your plants looking great.

 1. Use leftover water from cooking. Plants love the extra nutrients from your leftover cooking water that can’t be found straight from the tap. Instead of dumping the water right after boiling vegetables, let it cool and use it to water your plants.

 2. Coffee makes great fertilizer. Rather than throwing your used coffee grounds in the trash, empty out your French press or coffee filter straight into a planter.

 3. Dust your plants. This should be part of your regular dusting and cleaning routine. Keeping your plants’ leaves dust-free keeps them healthier.

 4. Pay attention to soil types. Different plants require different soils. Do some research to discover each plant‘s preferred soil. For instance, succulents require sandy, dry soil.


 5. Beware of root rot. Houseplants are prone to root rot because there’s often no where for excess water to drain from the planter. Prevent root rot by putting pebbles in the bottom of the planter, which elevates the roots. Use a water-hydrogen peroxide mixture for plants that are already showing signs of root rot.

A LITTLE EXTRA PREPARATION AND INGENUITY GOES A LONG WAY TOWARD A BETTER PAINT JOB




Painting is one of the most inexpensive ways to give your home a makeover. Whether it’s updating an old bathroom paint scheme or adding a bold accent wall, painting can totally transform a room. But painting can be a big hassle and come with tons of prep work and clean up. Here are a few of top tips to make your painting experience more enjoyable and lead to a more professional finish.


PREP BEYOND TAPE AND DROP CLOTHS
A drop cloth will protect your floors, but a thick and durable drop cloth is also a little clumsy to maneuver. For smaller, awkward items that are in danger of paint splatter, use plastic wrap. It’ll make it much less frustrating to protect a toilet or bathroom sink.


BE READY FOR SPILLS AND SPLATTERS
At the very least, a few drops of paint are going to end up where you don’t want them. Have a rag and some q-tips ready for the inevitable paint splatter, so that you can quickly wipe them off before they dry and set on your frames, countertops, or hardwood floor.


USE HEAT TO REMOVE TAPE 
Patience is key when removing painter’s tape, but it can still tear and leave splotchy edges no matter how careful you are. Hold a heat gun or hair dryer a few inches away from the tape as your remove it little by little. The heat will break down the adhesive and make removing the tape a much less frustrating task.

Appraisals: 7 Tips To Help You Get the Highest Appraisal Possible For Your Home

 One common thread that runs through homeowners is that they typically think their home is the nicest in the development, according to Loreen Stuhr, veteran appraiser with Appraisers of Las Vegas. Stuhr goes on to say that the single most difficult challenge she faces in her business is trying to convince a homeowner otherwise. 

 And for buyers, it is not any better, as skillfully explained by Bill Gassett, in his article: “Reasons Why An Appraisal Comes in Low”[http://www.maxrealestateexposure.com/reasons-appraisal-comes-in-low/}: “It can be quite upsetting to find out that an appraiser thinks the home you want to buy is not worth what you thought it was. And a low appraisal can be more than just upsetting – unless you are a cash buyer, a low appraisal can make it impossible for you to purchase your dream home.” 

 Whether or not you own the nicest home on the block, when it comes time to refinance or sell it, getting the highesst house appraisal possible, is crucial. Fortunately, there are steps you can take to assure that you receive credit for all the ways you think your house is worth maximum dollars.

If your house is on the market, and you’ve taken the time to properly prepare it for the market, half the battle is won right there. If you think you have work to do in that area, here are a few suggestions:

1. Improve Curb Appeal
Although many homeowners are familiar with the term “curb appeal” as it applies to prospective buyers, many don’t realize that the home’s first impression is important to the appraiser as well. Landscape maintenance chores, such as clearing away debris, trimming trees and shrubs, spreading fresh mulch in the beds and greening up the lawn will all help to bring your home close to market value.

2. Clear Away Clutter
Although clutter may be evidence of a busy family, it can also lead an appraiser to question if the homeowner can maintain the entire home if they can’t even keep their countertops and other surfaces free of junk.

Some quick de-cluttering tips:
·       Box up and store excess items in the home

·      Pay close attention to the kitchen and bathroom. If what’s sitting on the counter is frequently used, hide it away in a cupboard so that your counters are free of anything that isn’t decorative.

·       If all else fails or you don’t have enough time to properly clean, shove your clutter into boxes and store it briefly in your car or storage unit.

3. Clean the House
While this seems like an obvious step, many homeowners are busy with jobs and family concerns and overlook the obvious fact that a clean home is a desirable home.

What if you don’t have time to clean your home before the appraiser comes by? You probably don’t have time to sell your home. Do it once, do it right!

4. Make an Investment
If you have the funds to make updates to the home, Stuhr recommends the following:

·       Paint the interior a neutral color. For the price of a few cans of paint and some elbow grease, you can actually add value to the home.

·     Get rid of vinyl flooring. Stuhr claims that vinyl flooring screams “dated!” and recommends replacing it with ceramic tile, wood or even laminate flooring.

        Update countertops. Laminate countertops are “bottom rung,” according to Stuhr, and should be replaced with ceramic tile or, preferably, granite.

As you tour your home deciding what changes to make, keep an eye out for maintenance problems such as torn window screens, dripping faucets, running toilets, missing trim and broken door handles. These should be fixed prior to the appraiser’s arrival.

5. Compile an Information Packet
The appraiser has access to several sources from which to pull information about your house and those that have recently sold. This information, while generally reliable, does sometimes include errors. To guard against a low appraisal based on erroneous information, compile an information packet for the appraiser. Just a few, neatly typewritten pages in a folder will do the trick. Here are several items to include in the package:

Comparables – Similar Homes in Neighborhood
Although your appraiser has access to neighborhood sales information, it’s a good idea to supply him or her with any additional information you may have on why houses in your area sold for the prices they did. If your neighbor took a job out of state, and because he needed to relocate quickly he dropped the list price dramatically to get a sale, make note of that to the appraiser.

6. Comparables: homes sold in one-mile radius over last six months.
In fact, it’s a good idea to have your real estate agent print out the MLS sheet for every home sold within a one-mile radius of your home over the past six months. These homes qualify as the best comparable. Go over these printouts, making notes of anything you or your agent know about the sale that affected the price, and include those notes in the package.

“Brag” Sheet – Why Your Home Deserves a High Price

Sometimes the information available to an appraiser is in error and even one error can lower the value of your property significantly. Appraisers will refer to your brag sheet while preparing the appraisal, according to David Hesidenz, of David Hesidenz Appraisals in Butler, PA.  Here’s what to include on your brag sheet:

·       Exact street address
·       Year built
·       Number of bedrooms
·       Number of bathrooms
·       Add the square footage if you like, although the appraiser will measure the home.

7. Make sure the appraiser knows about major home, property improvements by telling them!
Then, list any major improvements to your property, the date they were performed and the cost. Include the name and phone number of the contractor who performed the work, if you have it. Some of what should be included on this list:
·       New windows
·       New floors
·       New countertops
·       Finished basement
·       Replacement of the home’s major systems, such as heating and air-conditioning
·       Upgraded electric or plumbing
·       New roof
·       Room additions
·       Converted garage

This package, if prepared properly, gives the appraiser accurate, detailed, firsthand information to refer to when compiling his or her report for the lender.
