10 Things to Check Before You Buy a Home



We’ve learned the hard way that there are some very important Things to Check Before You Buy a Home. Of course, you’ll have a professional do an inspection and look over the place to make sure the home is termite and flood damage free, but these ten things fall into a different category; the immediate to-do list, which is something you may not want to be adding to right now.
Even though there will always be cosmetic changes to make to a new home, trying to avoid costly repairs upon first moving in is always wise. Being able to save that money for the dining table of your dreams (or simply for gas and groceries!) is a big deal. Here’s a few things we suggest checking before you sign the papers and inherit all of the previous tenants past problems.

Things to Check Before You Buy a Home

1. Check The Drains

This might sound silly, but we’ve had two homes with the same issues in the last several years. Somewhere between the house and the sewer line, there’s a backup. Usually tree branches or a collapsed pipe, but either way, it’s hard to spot unless you run a load of laundry, fill up the tub and sinks and let them all attempt to drain at the same time.

2. Open All The Windows

Replacing windows isn’t fun and it isn’t cheap either. Open them all to find out if they stick, are stuck or just plain old won’t open.

3. Turn On All The Faucets

Although changing out faucets isn’t exactly rocket science it’s always a pain to lay under a cabinet and reach for the sky with funny tools to get things removed. Just check to make sure they all work before buying to eliminate the back ache.

4. Light A Fire In The Fireplace

Even though chimneys are usually installed by professionals, that doesn’t mean they’re always in pristine shape. Cleaning them is as simple as a phone call to a local chimney sweep, but finding out if all the fireplaces in the home draft correctly is another.

5. Taste The Water

This lesson is always learned the hard way. Even if your city has great water, your pipes might be old enough that they’ll send a little extra something out of the tap and into your glass. Knowing up front if you’ll need to install a whole house filter or invest in a few Brita pitchers is always helpful.

6. Flush The Toilets

Knowing that all the toilets in the home can handle toilet paper is a bonus. Although they’re easy enough to replace or fix, finding ones that flush well are a bonus. If you’re dissatisfied they could issue you money back to make the replacement in order to get you to sign on the dotted line!

7. Open The Electrical Panel

A clean and labeled panel is a happy panel. Something that looks like squirrels got up inside can signal trouble. Look for loose wires or ones that simply don’t connect to anything. It could signal that there’s live wires inside the walls!

8. Turn On The Heat/Air

Knowing that both of these things work prior to actually needing them can be a serious bonus. Check to make sure they blow their respective temperatures in addition to just turning on.

9. Pull The Carpet Back

Before you move in, you’ll want to find out if there’s hardwood floors and also any mold or mildew under the carpets. Look for the lowest side of the room and if possible pull a corner back. Many homeowners will have a section of carpet removed in a closet to allow you to see the condition of the floors below.

10. Basement Moisture

Although most home inspectors will sniff this one out for you, look for signs of dampness. Even if the walls aren’t apparently wet, look for things like dehumidifiers, bucks of silica or other things that grab moisture from the air and keep it at bay. If the home owners are smart enough to move these things, look for places near outlets that look clean (or leave a dust ring) where something like this might have sat.

When sellers start the home-selling process, no one wants to think “What would happen if my home doesn’t sell?” But before you panic, recognize that there are many things that you can do so you don’t wind up in that position.
Understanding the real estate market and the value of your home will help you avoid this dilemma. The first key point is to get educated about the market. Read your newspapers, online real estate sites, and consult with the best experts in real estate for your area to determine the sales price.
While all that may seem basic, you’d be surprised how many sellers rely on emotion to dream up a selling price for their home. Some have done little, if any, research on even their own neighborhood. Instead, their strong ties to their homes cause them to imagine that their home should sell for the price they want. Or they base the selling price on how much they owe which is, of course, of no significance to buyers.

Your Home Isn’t Selling – Fix up your home.

Most buyers don’t want to purchase a big list of must-do fixes in order to live in the home they just bought. Yet, some sellers think that it’s a waste to spend money on a home that they’re moving out of soon. That’s quite a predicament. Both sides have valid points except one side-buyers-might be in a stronger position. The seller wants out and if the home is a mess, many buyers will simply move on to the next best house.
Yet, if a buyer wants it badly enough, he/she might agree to purchase your home but it’s guaranteed you’ll take a financial hit as the buyer will want to discount the price for the problems that need fixing. In the end, you might have to fix the issues before the sale anyway. So, starting with a house that is in relatively good order is the best way to begin. If you need to sell your home, don’t pull it off the market because you think the season isn’t right. Buyers who need to buy a home will keep hunting through all the seasons. There may be some slow times but if people need a house, they’ll keep looking even in the unlikely times.

Why The Next Two Weeks May Be The Best Time To Buy New Construction All Year

If you’re looking to buy a home and you would really like to get something in escrow before the end of the year, you might be facing a “slim pickens” situation. Inventory issues have plagued the market for several years, and despite a positive real estate outlook, the lack of homes has kept many buyers out of the game.
That’s one of the reasons home buyers have been choosing to Buy New Construction homes, which jumped last month to the highest level since October 2007, a sign that Americans – unable to find existing homes – are turning to new construction,” said USA Today. “New home sales leapt 18.9% in September to a seasonally adjusted annual rate of 667,000, the most in a decade. Sales rose in all regions including the South, where they increased nearly 26%.”
Existing home inventory isn’t expected to get better until at least the last half of 2018. So, if a brand new home is something you’d consider, think about this: the next two weeks could be the best time to Buy New Construction all year.
Builders are especially motivated to move their homes this time of year so they can get them off the books. Be sure to ask in the sales office about “featured” plans or homes, which may may mean the builder is willing to work with buyers to get these particular homes sold. While that may not mean a discount on the price, builders will often throw in upgrades that make them more attractive.
“A lot of the national builders are publicly traded companies. They need to meet sales goals and answer to the shareholders of that company,” said Inman. “For that reason, toward the end of a quarter, builders tend to be more aggressive with their incentives in order to meet these sales goals. The December holiday season is another great time to Buy New Construction. Most of the country is out shopping and traveling to see family. Very few people shop for homes this time of the year. For that reason, ’tis the season to find some great incentives to Buy New Construction.”

Buy New Construction with Additional incentives

Many builders also offer thousands of dollars in incentives to buyers who choose to get their loan through the builder’s preferred lender. Those incentives mean “it actually may be less expensive to buy a new home than a resale,” Ron Sozio, builder client relationship manager at Wells Fargo in Somerville, N.J., told New Home Source.
Those builder incentives can include closing costs and/or a buy-down of your interest rate, and can be as much as two or three percent of either the sales price or the loan amount – be sure to ask which one so you have a clear understanding of what you’re paying.
Want more reasons to look at a new construction home? How about the fact that it’s brand new, never been lived in, and reflects your needs, taste, and style? Or, there’s this: If you can find an existing home in your price range and your target area, it’s likely not going to be updated, which means you’re going to have to spend time and money getting it to where you want it to be, or live with someone else’s choices.
If you are going to go look for new construction homes, make sure you bring your real estate agent to ensure you get the best deal. “Some buyers don’t feel a real estate agent is necessary when building a new home. They think that because there is a sales agent on-site they don’t need to bring in anyone else, right? Wrong,” said The Goodhart Group.
“This mistake could cost you. That on-site person works for and represents the seller. A real estate agent will work on your behalf. A good one will know what questions to ask that can get you a sizable closing cost credit from the seller. Not to mention — a seasoned agent will know how to negotiate the contract for upgrades and finishes that don’t come standard with the home. Perhaps most important is the fact that you don’t pay for the real estate agent’s service. “The builder pays YOUR agent’s commission so it costs you nothing to have someone represent you during the new construction process.”

5 Home Repairs to Make Before You Host a Holiday Gathering


This is no time for major updates, so stick with simple tasks to make for a festive celebration.
Hosting a holiday gathering can be a lot of fun, but perhaps a bit intimidating, too. You want your house to look its best, but now isn’t the time to undertake any major updates.
Chances are, you’re busy enough just preparing for the event. So, focus on just the areas of your house where your guests will spend time.
Whether you’re a first-time party host with a few jitters, or an old pro looking for some new ideas, these tips will help you ensure that your home is ready for any gathering.

Light the way

The sun sets early this time of year, so it’s important to make sure the entrance to your home is clean and well-lit.

If you have a large front yard, try to focus on just the front entryway and the path leading up to it. Install porch lights, or replace the bulbs on existing lighting. Cut back any shrubbery that is obstructing the walkway.
On the day of your party, open the blinds on the front windows so your guests can see into your warm, festive-looking home as they approach. It’s a great way to create a sense of welcoming anticipation.
Pro tip: The easiest possible way to create instant lighting for walkways and paths is with the solar lights that you just stick into the ground. The sun does the rest of the work!

Take care of the bottom line

Our mothers used to say this, and it’s true: If your floors are spotless, they make your whole house look cleaner.
Even if you’re unable to do an in-depth house cleaning before your gathering, you will certainly want to make sure that all floors have been cleaned before that first guest steps over the threshold.
Pro tip: If you have carpeting, clean the carpets a minimum of three days ahead of your affair to make sure they have dried fully.

Brighten up your bathroom

If you’re bothered by grimy-looking grout in your bathroom, try this easy, inexpensive, and non-toxic method to get rid of it nearly instantly: Just spray on some full-strength hydrogen peroxide, let it sit for 10 minutes, and then wipe clean. That’s it!
Next, add some flowers, holiday decorations, or pictures on the wall to further spiff up your powder room, and it will be ready for your guests.

Pro tip: Instantly de-clog a slow-moving sink drain with a Zip-It. This inexpensive tool looks like a giant zip-tie. You just work it down into the drain to pull up hair clogs — all the other gunky stuff will come up with it.

Tune up kitchen appliances

Your kitchen appliances will be the workhorses of your holiday party, whether you’re hosting a full family dinner or a cocktail party. You want them to be fully functioning and ready for action.
Make sure all stove burners are working. Now’s the time to clean the oven if you haven’t done that for a while.
Clean out the refrigerator, and make sure that both the fridge and freezer are running at their optimal temperatures.
Make sure your dishwasher is in good working order. You can clean it easily with a dishwasher cleaner that you run through a cycle.
Pro tip: Sharp knives will make easy work of preparing the big meal. Make sure all your kitchen knives are newly sharpened, and also check the batteries in your electric carving knife, if you have one.

Make your space kid-friendly

If you make your home welcoming for children, you will ensure that their parents have a great time as well.
If you happen to have kids that are the same ages as your young guests, you’re in luck. But if not, consider adding some considerate touches that will make parents more comfortable, and alleviate kid boredom.
Here are some ideas to get you started:
  • Turn a spare room or an upstairs bedroom into a private nursing/changing area for a new mom.
  • Toddlers and younger children will want to be near their parents, so a good idea for them is to set up a corner of your living or dining room with toys, books, a tablet for watching cartoons, and some comfy pillows or throws.
  • One of our favorite strategies for older kids is to turn the dessert course into an activity. For instance, you could bake a huge batch of sugar cookies in holiday shapes, and then put out different colors of icing to let kids (and adults) go to town with decorating their own cookies.
Pro tip: If you don’t already have children, or if yours are older, don’t forget to kid-proof your space. Put away anything expensive, breakable, or unstable. Do some baby-proofing, if necessary. This way you and the parents can relax and not have to worry about safety hazards.

UNDERSTANDING WHAT MAKES LISTING PHOTOS GREAT



Because the internet is often the first place people search for real estate, photos have a big impact on a listing’s performance. Here we look at understanding what makes photos great, so I can set expectations on how to get your home Listing Photos ready.

Crush curb appeal.

Cars, trash cans, sporting goods, lawn mowers, gardening equipment and other objects should be cleared and put away out of sight. Unsightly bushes and trees should be trimmed. Dead plants should be removed or replaced.

Open-door policy.

Leaving the front door open in a few shots can project a welcoming message in listing photos, so I encourage you to stage the entrance of the home to showcase the space. A nice welcome mat and potted plants or flowers can do the trick.

Capturing clutter

is an absolute no-no in listing photos. Look closely at each room of the house in detail, consider the types of items to clear. For example, kids’ artwork and personal family photos on the fridge should be removed. In the bathroom, toothbrushes, styling products, makeup and other items should be neatly stored in the cabinets.

No pet poses.

Make sure to hide litter boxes, pet food and water dishes, toys, and more. Otherwise buyers may think of pet odors or other pet-related issues with the listing.

What Real (Not-Rich) Buyers Can Do to Compete in All-Cash Markets



More than ever, we hear about homes being snatched up by “all cash” offers, and it’s natural to wonder how you’re ever going to compete without your own briefcase full of dollars. But you should know that your goal of homeownership isn’t impossible. If you want to battle with those all-cash buyers who seem to be taking over the market, you’re going to need to find a smart edge.

Why do Sellers Prefer Cash Offers?

For sellers deciding between multiple offers on a home, cash offers have a definite allure. Buyers who are paying with cash—as opposed to having their purchases financed with a mortgage lender—can immediately verify they have the money available to close on the transaction, meaning the closing process will go quickly and without any unexpected hiccups.
On the other hand, buyers who need a mortgage to finance their home purchase are a liability to sellers. Even with a pre-approval letter in hand, banks and lenders can still deny a buyer’s loan for multiple reasons during the closing process, like if the home is appraised for less than the purchase price, or if the home inspection uncovers a huge problem with the property. In that case, the contracted sale will fall through and the sellers will have to go back to the drawing board, wasting time and money in the process to find another buyer. Cash offers tend to close quickly and predictably, sometimes even without an appraisal or home inspection.

Know The Truth About Competing “Cash” Offers

The term “all cash” is thrown around constantly in real estate, but it can be deceiving. Nobody is buying homes with garbage bags filled with cash. “Often time, developers, investors, etc. will say ‘all cash,’ but there is a very good chance that they’re borrowing private or ‘hard’ money.  It might not always make a difference to the seller, but you can put in a little legwork and find out the facts about who you’re competing with. Your agent will be more than happy to help out.

Show Them the Money (As Much as You Can)

Since it’s challenging to compete with all-cash buyers, you need to come out with your strongest offer possible. The more money you can put into your down payment, the less money you’re borrowing from the bank. This means a lower chance that your financing will fall through. Let’s face it, at the end of the day, most sellers want the most money possible with the smallest risk. Be prepared to come in at or above the asking price.

Work With a Local, Reputable Lender

Buying a home is one of those situations where you will be judged by the company you keep. Having a strong loan officer to represent you can speak volumes. Great lenders are also strict lenders, and having a pre-approval letter signed by them may be as valuable as cash. My favorite loan officers will pick up the phone and call list agents when they learn our clients are in competitive situations: they highlight their qualification and extend their contact for any questions that should come up while reviewing their offer.

Have a Personal Edge

They may have cash, but you can have heart. Write a personal letter to the seller, and explain why you should be the one lucky enough to get this house. If they’ve lived there a while, they probably have a real emotional attachment to the property. Tell them why you love their home, and give them a little background about yourself. Thank them for giving you the opportunity to submit an offer and taking the time to review it.

Bring the Receipts

Make it clear to the seller that even though you aren’t able to pay in cash, you’re still a highly trustworthy individual with a stable financial background. Have your financial advisor vouch for you. Show them a letter from your financial advisor about how over-qualified you are to get the mortgage you are seeking. Offer a call with your lender about how overqualified you are to get the loan.This might help to sway a seller your way versus a cash offer, or ease their concerns about accepting your financing contingency.

Stay Flexible

Make it clear that you can operate on the seller’s schedule. If you can, find out how they’re timing their move, and even their reason for moving. Some sellers might be under a tight schedule due to the start of school or a divorce agreement. Others could care less, and just don’t want to be rushed. If the seller feels like they have all the time in the world to sell, they might be more willing to take a contingency and a higher price, because they could always just go back to the market if the deal falls apart due to financing. If they need to sell within a certain rushed time frame, they would likely take even less for the property to get a cash, non contingent offer.

Never Waive Goodbye

Never consider waiving your inspection contingency, to strengthen your offer. (The inspection contingency gives buyers an out from an agreed-upon offer contract if the home doesn’t pass inspection.) Sellers are drawn to the least amount of restrictions possible, and as a buyer, this may give you a leg up, but it is extremely risky. Anything potentially wrong with the house will be your responsibility to fix, as the buyer. If you are considering waiving the inspection, you may consider bringing in a home inspector before even putting down an offer on a home. Find The Right Interior Doors For Your Home


Take a minute to count the number of Interior Doors in your house. Surprising, right? Consider then, the impact that a little attention to the doors can have on the overall style and design of your home. Whether you're just moving in or staging for a sale, new doors are a simple way to dramatically update the space. The good news is that there are as many styles of doors as there are doors in your home. Making the decision is the toughest part.
Let's take a look at the options:

Materials:


Prices for interior doors vary depending on what they're made of. There are pros and cons 
associated with the materials themselves that are worth considering before you start 
thinking about the different styles available

Solid Wood:

Believe it or not, most residential doors are not solid wood, but they offer such excellent 
soundproofing that they are a very popular upgrade. The weight of a solid wood door also 
lends a high-end feel when you swing it open or shut. Available in all kinds of wood, from 
exotic mahogany to the most common pine, solid wood gives you the option of staining to 
accentuate the beauty of the wood or painting to work with your decor.

Solid Core:

These Interior Doors are actually constructed of medium-density fiberboard (MDF), which 
is essentially an engineered hardwood that is available in wood-grain or smooth finishes. 
These, too, offer great sound proofing and that high-end heft, and are arguably the best 
value for your money.

Hollow Core:

These are the most common and affordable doors available. Hollow-core doors are 
constructed with wood grain or smooth panels that cover a honeycomb-like center. 
Hollow-core Interior Doors are much lighter in weight and offer less soundproofing, 
but the upside is affordability.

Pre-hung or Slab:

Finally, it's important to consider whether you will hang the door in an existing door frame, 
or purchase a door that is prehung in its frame. Hanging a heavier door is a more delicate 
process, so we recommend homeowners interested in solid wood doors consider pre-hung
options. A lighter, hollow-core door is simple to hang from existing hinges as it doesn't 
have much impact in terms of weight.

Style

Once you've decided on the type of door that best fits your needs, it's time to think about 
style. Regardless of construction material, these are some of our favorites:

Panel:

Panel doors offer a little detail and history. The panels are constructed of rails and 
stiles to create two-, four- or six-panel options. Rails and stiles can be straight or curved 
to match your design aesthetic. Straight lines tend to fade to the background, which is 
often the best option when you're upgrading several doors in one space. Panel doors work 
well in more traditional design styles. Whether solid wood or hollow core, a black, six-panel 
door adds instant style and interest.

Flush:

Flush doors are just that: smooth, with no detailing. The lack of detail makes them a good 
choice in any decor, but especially if you're working with more contemporary styles and 
accessories. This is also a style that can carry bright, citrus colors without overwhelming 
the space.

French doors:

French doors are a beautiful upgrade in the right spot. The detailing of the panes—and 
the light they bring—improve the look of any space, and the value as well. Great for exterior 
doors, they can also help open up interior spaces while still offering boundaries, both 
visually and spatially.

Pocket doors:

Pocket doors are problem solvers. They are the perfect solution in tight spaces, or as a way 
to add a little privacy within a larger space. They also add a custom flair. Installation requires 
wall space on one side of the door large enough to accommodate the door when it's open. 
Don't forget that these are also available in flush and panel styles.

Specialty Interior Doors

Of course, there are a few door styles too stylish to leave off the list. These are our picks:

Barn doors

are a beautiful way to add real visual interest and architectural flair, and are much simpler 
to install than you might guess. A simple track above the door holds the panels and allows 
them to slide open and closed. Choose rustic, natural wood tones and textures or more 
tailored and polished door panels.

Frosted glass inserts

are a great way to let in the light and maintain privacy while adding a very custom, high-end 
look. Great for closet doors, they also work well in other interior and exterior situations.
